The house has a building permit (legalization of a residential house, issued in 1997) and a house number;  no application has been made for a use permit.

On the upper floor there is a 15.00 m2 bedroom, a 9.00 m2 kitchen with a dining room, a bathroom, and an entrance hall. The kitchen has an exit to the balcony.

The house is empty (no furniture) and ready for renovation. It is currently uninhabitable. 

The house is connected to the electricity and water supply networks and has an internet connection (optical fiber). There is no sewerage system, only a septic tank. 

There is a small 10m2 shed next to the house.  

The building is located on the eastern part of the plot, the house faces south-west and enjoys plenty of sunshine throughout the day. Access is regulated, with a registered right of access in the land registry. The last 100 m of the path is unpaved. The entire plot measures 7,057.00 m2 and is irregular in shape. 85.5% of the plot consists of agricultural land: other agricultural land, the rest is building land:  7.6% (536 m²) of the area is covered by holiday homes in scattered settlements and 6.9% (487 m²) of the area is covered by rural settlements outside urban planning areas. 

The property offers great potential for renovation or construction of a new holiday home in a peaceful and natural environment. There are scenic hiking and cycling trails and tourist attractions in the immediate vicinity.

The location of the house allows quick access to Stična and Ivančna Gorica (4 km), where all infrastructure is available (primary and secondary school, kindergarten, shop, post office, bus station, train, bank, municipality, market, health center, and other services...), Ljubljana is 25 km away, with motorway connections at Višnja Gora and Ivančna Gorica.
