Behind the house there is an authentic traditional tavern designed for social gatherings and relaxation. More than 2,300 plant species grow in this area, and the soil is of outstanding quality, rich in humus and completely free of pesticides, further confirming the purity and natural character of this environment.

There are two natural springs of drinking water on the estate. One of them was already used during the Austro-Hungarian period, when pipes were installed from the spring to supply water to the nearby village. The springs provide crystal-clear mountain water suitable for drinking. Well-maintained walking and fitness trails run through the property, leading to the lower water spring, to a statue of the Virgin Mary which is a place of pilgrimage, and to spectacular viewpoints towards the mountain peaks Veliki Planik, Mali Planik and Ošalj Peak. From these points some of the most beautiful views of the entire Liburnia region and the Kvarner islands can be experienced.

At one of the viewpoints grows a remarkable tree that many consider to be the most beautiful natural bonsai in Istria – an exceptionally resilient wild pear tree more than one hundred years old, whose unique shape and position symbolize the strength and endurance of nature in this area.

The estate is completely autonomous and equipped with systems that ensure independence and security while living in the mountains. Energy is provided through solar systems and a generator, while water reservoirs and a pool filled by water tanker are also available when needed. Within the natural surroundings of the estate there are also domestic animals such as horses, donkeys, goats, pigs, chickens, and ducks, allowing residents to enjoy fresh homemade eggs and the authentic lifestyle of a large mountain farm.

Despite the size of the estate, tenants do not need to worry about its maintenance, as the owner provides full support and assistance. Those who wish can participate in activities on the property and experience life in nature, but this is entirely optional.
