This is a building completed in 2023 and built in accordance with the highest construction standards and current EU regulations.

Special attention was paid to the selection of quality materials, thermal and waterproofing, renewable energy sources, heat pumps, carpentry and all technical solutions in order to achieve a high level of comfort and energy efficiency.

The architecture of the house is inspired by the traditional Istrian, or Italian, style of single-storey villas typical of Tuscany. The living area is 186 m2, while the swimming pool is 38 m2, measuring 9.5 × 4 m. The main part of the house consists of a ground floor with two bedrooms, each with its own bathroom, and a spacious living room with dining room and kitchen. On the first floor there is an additional bedroom with a bathroom, and most rooms on the ground floor and first floor offer a beautiful view of the sea towards Rovinj.

Next to the main part of the house there is a studio apartment of 25 m2 with a separate entrance. The apartment is fully equipped — with a kitchen, dining table, pull-out beds and a private bathroom. Within this part of the yard there is a machine room with pool equipment and a boiler room with a system for heating the house and sanitary water.

The house stands out for its high technical and energy standards. It is equipped with a 10 cm thick demit facade, with partial stone cladding, and the land on which it is located has a total area of 718 m2. It has an energy certificate of category A, a ventilated roof that prevents overheating of the attic space and multi-layer thermal insulation with a total thickness of 25 cm. All floors, paths and areas around the pool are additionally waterproofed. Underfloor heating works via a heat pump, enabling heating the house in winter, heating sanitary water throughout the year and heating the pool in transitional periods. The 25 kW fireplace can be connected to the underfloor heating system and the hot water preparation system.

REHAU PVC six-chamber joinery with three-layer "4 seasons" glass has been installed, and all rooms are air-conditioned with inverter devices and a Fujitsu heat pump. The custom-made kitchen, with an island, was made by the renowned German manufacturer Moderano. Sanitary ware and fittings are by GROHE and Villeroy & Boch, while the ceramics are selected from Spanish and Italian manufacturers. Each room has a digital thermostat for individual temperature adjustment.

The outdoor space is equally thoughtfully arranged. The spacious terrace includes a stone outdoor kitchen with a barbecue, sink, induction hob, drinks fridge and a table for six people. In the courtyard there is a seating area, six deck chairs with parasols, a solar shower and two awnings that provide shade and further beautify the space. The lawn and plants are irrigated by an automated sprinkler and drip system.

The house is also equipped with a smart installation system, so it is possible to remotely monitor and adjust the temperature in the house, pool and sanitary water system via a mobile application — which is especially practical for long-term rentals and remote property management.
