The plot in question is located on top of a hill, from where you can enjoy a unique view of the neighboring settlements of Kaldir and Motovun. The dilapidation of existing buildings is overlooked, their demolition, and the construction of replacement buildings (villas) on the site of existing houses. The floor plan of the villa on the ground floor retains its longitudinal shape, and the existing views towards the slope and neighboring settlements. The ground floor part of the building maintains the existing typology of the Istrian house by using traditional materials, specifically in this case retaining the appearance of the old stone facade. The floor of the building is located transversely in relation to the ground floor and cantilevered out of the dimensions of the ground floor, thereby creating a covered entrance porch and terrace. The floor reflects modernity with its shape and the use of modern materials. On the site of the existing auxiliary building (stable), the construction of a replacement building is planned, which will house a tavern with a terrace and a garage. The ground floor of the villa consists of common areas such as the entrance area, kitchen, dining and living room, and two bedrooms, each with a separate bathroom and dressing room. On the first floor of the villa there are also two bedrooms with separate wardrobes and bathrooms. Each bedroom has access to the terrace.
